What Is Roof Management

Roof management is the key to roof longevity. A roof management team will work continuously with your organization to maintain the roofing system/s on your facility/ies. A roof management firm's job is to save you money and maintain the existing roofing system for as long as possible. A roof management firm will do an initial consultation with maintenance personnel to discuss any current problems and concerns and then the roof management team will do an extensive examination of the entire roofing system. Every assembly of a roofing system will be evaluated such as flashings around protrusions, roof top units, drainage, field sheet/decking, and roof edging/parapet walls. Your roof management team not only will be searching for open seams/flashings and cut/holes but also for damages from animals, contaminants, foot traffic, ponding water, debris, roof drainage, vandalism, and inclement weather.

Once, the entire system has been examined, a complete written roof review including a detailed roof schematic and pictures will be presented to you. Using all available information, maintenance budgets will be set for individual facilities/roof sections for upkeep needed to prolong life cycle of the current roof system/s. Budgets would be set for a five(5) year period. Anticipated remaining life cycle of roofing system will be provided as well as recommendation for future budgeted roof replacement.

If immediate repairs or replacement is needed, your roof management firm will handle all aspects of bidding. They rigorously screen all contractors; references, state license, roofing license, manufacturer's certification, and proof of insurance will be required. The roof management firm will provide each qualified contractor with necessary bidding documents. Each contractor must complete bidding documents and comply with all specifications. No contractor will visit your facility without prior notification. If the bidding contractors need a site examination than your roof management firm will contact your facilities maintenance personnel to schedule a one time visit to your facility.

Once the roof management firm has obtained and reviewed all bids, you will receive a summary of bids and their recommendation on which contractor is best suited to complete roof renovations on your facility. Of course, you have the final choice on which contractor you want to complete the work. The next step is the completion of actual repairs or replacement needed. Your roof management firm, will coordinate with the owner on when you want to start the project.

Your roof management firm will also give time frames on how the project will take. Your management firm will make sure the project is completed on time and in accordance with contract documents. Your management firm will be in constant contact with both you the owner and the contractor on routine basis to check on how the project is progressing. Once the project is completed a final inspection will be conducted to make sure the project is completed satisfactorily.

Your roof management team will continue to provide services to owners making sure the roofing systems on your facility/ies are maintained. Once initial repairs or replacement, your roof management team will complete regularly scheduled maintenance inspections in order to prolong the life expectancy of your roofing system and to prevent unnecessary roof leaks.
